What Hilton Head Island does to a window
Hilton Head Island glass has salt on three sides. Oceanfront homes in Sea Pines, Palmetto Dunes, Forest Beach and Port Royal Plantation take spray straight off the Atlantic on every east wind, heaviest in a nor'easter when the film carries a mile inland. On the north and west sides, Hilton Head Plantation, Spanish Wells and Windmill Harbour face Port Royal Sound, Skull Creek and the Intracoastal, where the morning haze off the water never fully dries out of the frames. In summer the film bakes between cleanings and starts to etch.
Inland the pines take over. The island was built under a canopy of loblolly pine and live oak, and from late February into April the pollen covers every pane, sill and screen on the island, thick enough to run yellow in the gutters. Spanish moss and oak leaves drip tannin after every rain for the rest of the year, the deep shade over the lagoon lots in Long Cove, Wexford and Indigo Run keeps north-facing glass damp enough for mildew, and the irrigation on the golf-course lots leaves a mineral line on the lower panes.
Oceanfront and sound-front homes on Hilton Head do best on an every-two-months plan, and many go monthly in the windy months. Lagoon and golf-course homes do well quarterly, with the inside glass done once a year either way. We keep vendor passes current at every plantation gate on the island and send a text the morning of each visit so security is expecting us.

A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Hilton Head Island?
Every two months for oceanfront homes in Sea Pines, Palmetto Dunes and Port Royal Plantation and for sound-front homes in Hilton Head Plantation, where salt builds up fast on the water side. Quarterly for lagoon and golf-course homes, which keeps pollen and tannin drip under control. Most people have the inside glass done once a year.
Do you work in the gated communities?
Yes. We work in Sea Pines, Palmetto Dunes, Shipyard, Long Cove, Wexford, Hilton Head Plantation, Indigo Run, Palmetto Hall, Port Royal Plantation, Spanish Wells and Windmill Harbour, and in the oceanfront villa buildings with fob access. Can you remove hard water spots from sprinklers?
In most cases, yes. Mineral spots from sprinkler overspray need a dedicated treatment rather than regular cleaning. Tell us about them on the quote form and we will look at them on the first visit.
