What Sun City and Okatie does to a window
Okatie is where the salt eases but never leaves. Oldfield, Callawassie Island and Spring Island sit on the Okatie and Chechessee Rivers and the Colleton, and the homes on the marsh take a damp haze off the water every morning that leaves a gray film on the water side of the house. A nor'easter or a fall storm pushes a harder salt line onto the glass that rain does not rinse off. In Sun City the river is further away, and what the glass deals with instead is pine and water.
Sun City Hilton Head was built in pine flatwoods, and from late February into April the loblolly pollen covers every pane, screen and lanai slider in the villages, thick enough to run yellow down the glass in the first spring rain. Most lots back onto a lagoon or a golf course, and the shade and the standing water keep north-facing glass damp enough for mildew in the shoulder seasons. The irrigation systems leave a hard mineral line along the lower panes, and the newer villages still carry construction dust from the lots being finished.
Marsh-front homes at Oldfield, Callawassie and Spring Island do best every two months. Most Sun City homes do well on a quarterly plan, with the inside glass done once a year either way.
